Each lot type sets the rules for a plot of land: how many Parafolk visit at once, whether the lot is visitable or a rabbit hole, which build catalog opens when you edit it, and which career tracks spawn shifts there.

Most community lots are visitable in 3D - Parafolk walk inside, you can build, and the camera follows. The four rabbit holes (Office, Healthcare, Elementary School, High School) handle work or class invisibly; Parafolk teleport in and reappear when the shift ends.

Community lots (Park, Museum, Town Hall, Gym, Shop, Restaurants, etc.) are visitable - your Parafolk can walk inside and you can build/edit them. Rabbit-hole lots (Office Workplace, Healthcare, Elementary School, High School) are not visitable; Parafolk teleport to them at the start of a shift and reappear when work or class ends. Both lot types affect the town simulation, but only community lots let you place items from build mode.
Yes. When you edit a Shop, Cafe (Fast Food), Restaurant, or any community lot, the build mode catalog adds a lot-specific tab on top of the main catalog. Shop lots unlock 35 retail-only items (storefront signs, display shelves, cash registers); cafe lots add 24 cafe-only items; restaurants add 14 menu and table items; community lots (museums, libraries, town halls, parks, beaches, community centers) share the 27-item public catalog. Residential lots only have access to the main catalog.
The visitor cap varies by lot type. Museum and Beach hold the most (9 NPCs each), followed by Fancy Restaurant, Park, Town Hall, and Castle Plaza (8 each). Sitting Restaurant and Gym hold 7, Fast Food Restaurant 6, Community Center and Shop 5, Train Station 4, Graveyard 3, and Residence 2. Rabbit-hole workplaces have no visitor cap (they're not entered visually).
85 premade lots ship with Early Access build 1. Residential lots dominate with 42 (26 named family households like Chen, Patel, Wolf, plus 16 player templates and floor plans). Office Workplace has 11 premade rabbit-holes including the Factory, Fire Station, Lighthouse, Music Studio, Space Research Lab, and the three Technology companies. Six premade Shops include L'Armoire (clothing), Market Antiques, Pharmacy, General Store, Bloom, and Headlines.
